3 Tips For Selling A Luxury Home With A Small Yard

These days, luxury home buyers aren't just looking for a home with amazing curb appeal and an impressive interior. Luxury homes for sale with great outdoor living spaces are in demand more than ever before. If you're looking to sell a luxury home that wasn't endowed with a huge yard, then you might be facing a bit of a challenge right now. Fortunately, there are a few things you can do to make the most of a small yard and give your buyers the luxurious backyard they expect.

Add a Multi-Level Deck

One excellent way to add outdoor living space to your home is to install a multi-level deck, which will add dimension and the illusion of more space in even the smallest of yards. With a raised deck, you can maximize the square footage of an outdoor living space while also providing buyers with sweeping views of the rest of the yard. For a luxury home, consider a high-end and low-maintenance decking material, such as a composite.

Consider a Hot Tub or Reflecting Pool

While your luxury home's small backyard may not accommodate a swimming pool, this doesn't mean that you can't add the water features that your potential buyers will love. Rather than a pool, consider a hot tub (which is also lower maintenance and can be used year-round). If you decide to do a deck, you could even incorporate the hot tub into the deck, which buyers will love. Small reflecting pools, ponds, and fountains are other possible water features that will add a luxurious feel to even the smallest of backyards.

Create a Focal Point

Finally, be sure to create a focal point in the backyard--a place where your potential buyers' eyes will be immediately drawn to when they step foot outside. This will help your buyers focus on the higher end features of the yard as opposed to its limited space. Some possible focal points to consider include a walkway into a lush, green garden or even a small gazebo. Whatever it is, just make sure that it will wow your buyers and make them see past the small space.

There are certainly many challenges that come along with selling a luxury home with limited space in the backyard, especially in today's market. Fortunately, however, there are some steps you can take to make a small yard more appealing to your potential buyers and maximize the value of your property as well.
