Three Ways A Realtor Can Help You Determine If You Should Make Any Changes To Your Home To Increase Its Value

by Elaine Ryan

If you want to sell your home and want to be sure that you get top dollar for it, you may want to consider making some changes to the home. Many homeowners make the mistake of thinking that every potential buyer will have a similar taste to theirs and love the home the way it is. That is not always the case, though. Hire a real estate agent to help you learn what changes to make to your home to make it as valuable as possible. The guide below provides you with a checklist of things to discuss with the real estate agent.

Discuss the Paint Colors in the Home

The first thing that you and the real estate agent can discuss are the paint colors that are used in the home. There are some paint colors that can make a room look very spacious, such as off-white, and others that can make a room look very tiny, such as a deep navy or burgundy. The real estate agent will let you know if it is best to leave the paint colors you have in your home the way they are or if you should have everything painted white so that potential buyers can look at the space as a blank canvas.

Discuss the Appliances in the Home

When you sell your home, the appliances in the home often convey the age of the home. If you have old, outdated appliances, the realtor may suggest investing in new models to appeal to more buyers. No one wants to move into a home that has appliances they will need to replace right away.

Discuss the Exterior of the Home

The real estate agent will be able to let you know if the outside of your home is up to par, as well. The exterior of your home may need to be power washed to make it look clean and visually appealing. Landscaping may need to be done to give the home's curb appeal. The realtor will know what the current trends are and be able to help you determine what looks will make your home look as warm and welcoming as it possibly can.

Once you have discussed all of these items, you will be able to know what changes are worth making to the home and which really would not increase the value of the home enough for the changes to be worthwhile. Remember your goal is to make your home more valuable, while investing as little money as you can into it so that you can have a profit after selling the home.
