COMMENTARY:

The numbers don't accurately reflect the current state of the market, which has been strong over the past 60 days. These first quarter sales are a result of market activity that took place during at the end of 2011 and very beginning of this year. Basically, the above sales occurred before the market started to pick up steam. 

If you poll local real estate agents, especially in the Solon market, they will concur with us that the market has really started to strengthen. The fact that there are currently 55 homes under contract backs up our position. Furthermore, 28 of these current "pending" sales took place when the home had been on the market for less than 60 days. We personally have been involved with a half dozen sales this year when the days on market of the home had been less than 40 days. We are even starting to see buyers fight over homes in terms of multiple offer situations.

Moving forward, it's too early to tell if the latest increase in activity is going to be a long-term trend, but buyers certainly seem to be feeling much more confident about the economy and the housing market.

While we are not yet ready to declare this a sellers market, the pendulum is certainly starting to swing ever so slightly in that direction.

Taking The Stress Out Of Home Inspections

The home inspection in an important step of the buying process and will often make or break a sale. Today we will share some thoughts that will hopefully put things into perspective and help guide you through it.

First and foremost, we highly recommend all buyers have a home inspected by a professional. That being said, we caution buyers to have realistic expectations on what they are looking to accomplish here.the home inspection process

The past few years have seen the inspection process turn into round two of negotiations. Buyers have gotten a little out of control and seem to be asking for sellers to fix everything under the sun, even things they were aware of when they walked through the home ( broken outlet cover, rip in screen door, etc...).

In turn, sellers have become defensive and annoyed as they respond to a laundry list of what they think are unreasonable requests. So why have things gotten so out of hand?

EMOTIONS

In addition to unrealistic expectations, we feel that emotions also play a major role here.

Think about it, the inspection period occurs when buyers' emotions are at a heightened state. Sure, they are initially exited about their new home. After a few days pass however, additional feelings start to creep in such as nervousness, anxiety, and sometimes even buyer's remorse ( did we pay too much, is this really the right house...). These are totally natural feelings that all buyers experience. If not handled properly though things tend to get magnified and out of hand fast.

Instead of focusing on the really important things, such as health and safety issues, buyers are too often getting bogged down on really minor items. Some are even asking for upgrades to items that are working properly. This part of the process can end up becoming more drawn out than the original negotiations.

 

THE SOLUTION

We communicate three things to our buyers:

1.  Offer A Price Based On What You See And Know - If you are aware that there is a cracked window, or that the roof is 24 years old, build those items into the price. Don't wait until it shows up on the inspection report and then use it as a way to re-negotiate a better price. This is a little disingenuous to the negotiation process.

2.  Respond Quickly - Once the inspection report is received, get back to the seller as soon as possible. Although the standard contract will typically give you a certain number of days to respond to the seller ( in Ohio it is 3 days ), dragging out the process may do more harm than good. If you really want the sellers to do something, making them wait on pins and needles for days on end is not always the best way to get their cooperation.

3. Focus On The Big Picture - Don't let pettiness and emotions get in the way of what you really want ---the home. Remaining calm and focusing on the big picture will often get you through it. That, and the help of a skilled real estate agent.

The home inspection process is where many deals fall apart. Stay focused and try not to let your emotions get the best of you, otherwise be prepared for a lot of antacid and sleepless nights.

COMMENTARY

 

While the last few years have been challenging to say the least, this past year showed us some positive signs. Below is a list of 5 important things that the above statistics tell us:

 

1.     More homes sold in 2011 vs. 2010 ( when the federal tax credit articifically inflated sales )

2.     Average sales price relatively unchanged

3.     The market IMPROVED during the second half of 2011

4.     A well priced home can expect to receive approximately 94% of asking price

5.     The $200,000 - $350,000 price range has the most buyers

 

So, what can we take away from all of this? Market stabalization has positively affected the entire local real estate market for both buyers and sellers.


BUYERS AND SELLERS BOTH FEEL BETTER

The numbers indicate more buyers and sellers coming together and overcoming the numerous challenges presented by the market.  First time buyers are feeling a little more confident as are the local move-up buyers. Those looking to sell and buy a larger home are realizing that selling their existing home is now a realistic goal and no longer have as much fear. This is epsecially true for those selling a home in the $200,000-$350,000 price range.

Sellers have come to better understand that the major correction in the local real estate market has brought prices to where they were about 10 years ago. I'm certainly not indicating that sellers are happy about this, but they now have more realistic expectations regarding price. 

 

CHALLENGES MOVING FORWARD

The improvement in the local real estate market is a very slow going process. While the market is certainly seeing more activity, it will still take some time for consumers to regain total confidence in real estate. 

It will still be difficult  bringing buyers and sellers together when it comes to price. Sellers often have unrealistic expecations and buyers simply refuse to overpay for a home. That being said, homes are still selling in all different price points.

The key thing for a seller is to be flexible and reasonable on price. As shown above, a home can on average expect to receive 94% of the listing price. There are a ton of buyers out there, many who really do want to buy so sellers must be wise when pricing their home.

Buyers need to be more realistic as well in terms of expecatations. The have been given a slight sense of entitlement by the media, who has consistently been telling of a huge buyers market. Yes, while most price points here still have quite a bit of inventory, the nice homes stand out and multiple bid situations are not uncommon. Buyers must understand that the pefect home does not exist, in any price point.

The increased second half of 2011 is a good sign moving forward. It indicates that people are feeling more secure financially to move forward with their purchase goals.

Is Your Customer Service Really That Good?

If we polled 100 real estate agents, I bet over 95% would say they give great customer service. But are we really as good as we think we are?

What prompted this post was a bad experience I had recently as a consumer. It even made me evaluate whether we were really doing everything possible to provide legendary service to our clients.

WHAT WENT WRONG

I was never asked questions up front regarding what I wanted in terms of service. 

To make matters worse, when I told the owner I was unhappy, he was shocked and a little defensive.  He truly felt that his company was giving me great service. The main problem was that he confused giving a great price as providing great service. They are not always one and the same.

COMMON MISTAKES THAT COST US BUSINESS

I noticed several mistakes that were made by this particular company when dealing with me. They:

1. Failed to ask up front what was important to me.

2. Committed the mortal sin - Told me how swamped they were every time I called, making me feel that my business wasn't important.

3. Didn't communicate with me proactively. I always had to call them for a status.

4. Didn't offer to correct the problem.

5. Failed to recognize that they gave me a bad experience.

 

Let's face it, all of these mistakes could have been avoided and it wouldn't have cost a dime, just a little effort. Too many people are simply so pre-occupied with building their business that customer service often gets put on the back burner.


IN ORDER TO EXCEED SOMEONE'S EXPECTATIONS, YOU MUST FIRST DEFINE WHAT THEY WANT

It all starts with communication. Ask your clients in what manner and how often they would like to hear from you. Do they prefer email, text, or face to face interaction? Do they want to speak daily, weekly, or as needed? Don't assume to know the answers, you must ask!

Be proactive. Always stay one step ahead. If a client has to call you for a status before you call them, you failed.

Remember, just because you work hard for your clients doesn't mean you are giving them great service. By asking the right questions up front and communicating effectively throughout the process, you can avoid the mistakes that many business people make.

The ability to provide excellent service will make a huge difference to your business.

Here is our official 2011 year in review for Pepper Pike Oh real estate, complete with a comparison to 2010. We will provide commentary after giving statistics on the Pepper Pike housing market.

COMMENTARY

A great year in 2010 was followed by even higher sales in 2011. However, as opposed to last year when we saw an increase in both sales AND average sales price, the average sales price of a home in Pepper Pike decreased from last year. The activity in the luxury home market ( those priced over $500,000) was decent with 25 sales. Although not as strong as 2010, it was much better than the 14 luxury homes that sold in 2009.

In addition to looking at Pepper Pike statistics, we also think it's important to note real estate activity in the other two suburbs that are also part of the Orange School District ( Moreland Hills and Orange ). Both Moreland Hills and Orange saw an increase in the average price of a home in 2011. Moreland Hills saw an increase in sales compared to 2010 while Orange saw sales numbers decrease.

Overall, the numbers indicate that the worst is behind us although the local real estate market is still moving along very slowly.  There have been some positive signs in the economy which will hopefully help the local housing market. 

There are some fantastic deals on homes in Pepper Pike right now, and continued low rates make this a great time to buy.

 

Pepper Pike is a very small community on the east side of Cleveland. It is in close proximity to the airport and downtown Cleveland, making it a popular destination for people relocating to Cleveland.
