SUMMARY

The sales of Twinsburg OH real estate are ahead of last years numbers and things should continue to be good through June 30th, the day the home buyer tax credit ends.

Overall, there were 13 homes that sold in Twinsburg last month. Here are how things compared last month to May 2009. We have also included year to date figures.

Twinsburg real estate greatly benefited from the home buyer tax credit as evidenced by the 41 homes that are currently under contract. We anticipate next months' report, our semi-annual market report, to show in increase in both the number of sales and average sales price in Twinsburg compared to 2009.

The real question is what happens during the second half of 2010? While most experts agree that the tax credit helped fuel sales in many areas of the country, especially those with affordable housing, like Twinsburg, whether the market can sustain the increase demand in housing is debatable.

The summer season, which is typically the busiest season of the year, could help continue the momentum created by the tax credit. In addition, low interest rates and a slowly improving economy are helping people feel more comfortable with the thought of buying or selling a home.

Regardless of what happens over the next few months, a nice home that is competitively priced will stand out from the competition and be viewed as more attractive to buyers. Outdated homes that are overpriced will continue to sit and be passed by.

SUMMARY

While there were only 8 sales last month, the market is definitely picking up. January and February sales are an indication of market activity for November and December, which is typically the slowest time of the year. Current activity is best reflected by the number of homes currently under contract, which is 27. Furthermore, of these homes, 6 are priced over $200,000 and 4 over $300,000, so all price points are seeing activity at this point.

Moving forward, the home buyer tax credit ends on April 30th, and with the weather getting warmer, buyers will be out in droves over the next 6 weeks. We personally are working with many people looking to buy a home in Twinsburg and have noticed a surge in activity over the last several weeks.

As most people know, January is typically a slow month in real estate in terms of sales. However, we did see the same number of transfers last month as we did in January 2009.

Here is an unofficial list of homes that sold in Solon last month:

Summary:

While the winter months traditionally bring out the bargain hunters looking for distressed properties, only one of these homes would be considered in that category as it was a short sale. Otherwise, all the homes that sold last month were normal transactions, a possible good sign that the huge run of Solon bank owned homes is over.

The good news is that there are 31 homes currently under contract, most likely to transfer over the next 60 days. Even better news is that 4 of them are luxury homes, those priced over $500,000. Last year the Solon luxury home market was unusually slow, so perhaps this is in indication of a turnaround.

Moving forward, the home buyer tax credit will be expiring on April 30th. This should mean an increase in activity over the next 90 days. There are a lot of buyers out there sitting and waiting for the perfect house, and still a relatively small inventory of available homes, as is typical this time of the year.

Any Solon home owner considering selling their home should do so now, provided they have a very nice home and price it competitively. This spring will bring a flood of buyers to the market, with unusual demand created by the home buyer tax credit. While there has never been a better time to buy, now is also a great time to sell.

Here is our official 2009 Orange Real Estate year in review complete with a comparison to 2008.

Commentary:

Overall, it was a mixed year for Orange real estate. We did see more homes sell in 2009 but at a lower average sales price. The main reason for this is due to the sale of so many homes under $200,000. A few years ago, buying a home in Orange for under $200,000 was rare. Even in 2008, we had only 8 home sales under the $200,000 price point. However, 2009 saw 16 sales in this price range, due in large part to distressed properties. The economy has had an affect on all of the suburbs, including Orange.

In terms of Orange luxury homes, those priced over $500,000, we saw an equal amount of sales in 2009 ( 3 ), as in 2008, so the news in this market is not too discouraging.

Moving forward, we believe we'll see an increase in the amount of homes that sell in Orange this year, with the average sales price either remaining the same or increasing slightly. There will still be a large number of sales in the lower price points, and we expect to see the Orange luxury home market increase as well as buyers take advantage of the move up tax credit and stabilizing economy.

SUMMARY

Overall, there were a total of 7 homes sales in Bainbridge in October at an average sales price of $353,714. Last October saw 13 sales at an average of $338,808. Year to date, there have been a total of 81 homes sales with an average sales price of $325,850. There were 94 home sales through the first 10 months of 2008 with an average sales price of $332,555.

While homes sales are down in terms of number of sales, these Bainbridge home statistics show that the average sales price is fairly close to what is was last year. A possible sign of the bottom of the market. The good news is that the Bainbridge luxury home market, homes that sell for over $500,000, is about in line with last years figures. This is significant because many surrounding areas, including Solon, have seen a drastic decrease in luxury home sales.

There are currently 21 homes under contract, making it a possibility that we will have as many sales in 2009 as we had in 2008. The average sales price will also be close to what it was last year.

What does this all mean? To begin, it may mean that things won't get worse and perhaps 2009 will be the bottom in terms of Bainbridge real estate values. This could be the sign many buyers have been waiting for as the economy slowly improves and their decision to buy will be made easier knowing homes prices are no longer depreciating. 

There are still a lot of homes on the market in Bainbridge, especially in the luxury home market, and it should continue to be a buyers market here for quite a while.

MARKET ANALYSIS AND SUMMARY

The Beachwood real estate market is holding its own in 2009. Despite negative market conditions throughout the country and in many areas in Northeast Ohio, the third quarter and year to date Beachwood home statistics look fairly decent.

Overall, we had 25 single family homes sell during the third quarter in 2009 compared to 24 home sales during the same period in 2008. The average sales price was also higher this year, $295,466 compared to $287,131 in 2008.  Adding in condos, which are somewhat prevalent in Beachwood, the numbers are still similar. There were total sales of 33 during the third quarter this year compared to 35 during the third quarter last year. The average sales price was still higher in 2009, $280,126 to $274,090 last year.

Year to date figures are similar as well. So far, Beachwood has had a total of 85 home sales at an average price of $254,851. Through three quarters of 2008, we saw 76 home sales at an average price of $264,881.

With a solid tax base, excellent rated schools, an active Chamber of Commerce, and limited housing stock, Beachwood real estate is usually in demand. The Beachwood community offers ideal location with easy access to I271, great amenities, and a moderately priced housing stock. The large depreciation seen in other areas has not hit Beachwood, according to our Beachwood home statistics.

With 20 homes currently under contract, many due to transfer before the end of the year, sales figures in 2009 should end up higher than the previous year. For someone looking to buy or sell real estate in Beachwood, there should be peace of mind knowing that the Beachwood home statistics are solid.

There were 13 total homes that sold in September at an average sales price of $241,923. Last September saw 16 sales at an average price of $268,756. These Solon home statistics indicate that moderate priced homes are selling and luxury homes, those valued at over $500,000, are not. This is leading to a lower average sales price. In addition, 4 out of 13 of last months' sales were bank owned. While we have not seen a high percentage of bank owned homes sell in Solon in previous months, the fall and winter months tend to bring out the bargain hunters.

THIRD QUARTER SUMMARY

Overall, sales and average sales price remain lower than in 2008. We have now completed the 3rd quarter and total sales numbers remain just below those from last year. So far, 176 homes have sold in Solon in 2009 with an average sales price of $301,475. Last year at this time we had 186 sales at an average price of $348,249. 

In regards to the Solon luxury home market, 2009 has seen a dramatic decline in both number of sales and average sales price. So far this year we have had 27 homes sell for more than $500,000 compared to 40 sales during the first three quarters of 2008. Furthermore, the average sales price of a luxury home in Solon has decreased from last year, from $669,023 to $600,069.

As has been discussed in previous Solon home statistics reports, the large number of foreclosures and short-sales that has occurred during this year, especially during the beginning of the year, has affected the average sales price. While the number of distressed properties in current inventory is much lower than it was in the earlier part of the year, we can still expect these types of properties to be a constant in the market for the next few years.

In addition, the Solon luxury home market, specifically homes priced over $750,000, is significantly down from last year. Although there are currently 5 homes in this price point under contract, the luxury market has been considerably slow throughout the year. The $500,000-$600,000 price range is still somewhat active. We do not expect to see the upper end of the Solon luxury home market recover until the economy shows more signs of life.
