"Little things make big things happen" is a quote by legendary coach John Wooden and is certainly applicable to real estate. For successful sellers, it's often the little changes that will help their home sell.
While the big ticket items generally "wow" a buyer, it's often the little things that can make the biggest impression. Minor details can confirm to a buyer that the home is updated and well maintained and allow them to look more favorably at the bigger picture. In contrast, if a buyer sees just the slightest problem, the home may quickly get crossed off their list.
LITTLE CHANGES BIG IMPACT
Simple inexpensive changes can make a big difference. For example, note the condition of your light switch covers. If they are cracked, crooked or dirty, a buyer will may be turned off. A home with new covers will be viewed as cleaner, crisper, and believe it or not – more updated! For less than $1 a piece, it's a wise investment.
Here are a few other tips where minor changes may help:
1. Replace your old thermostat with a digital, programmable one. - This not only makes your home more energy efficient, but gives the impression of updated systems.
2. Replace vent covers that aren’t at their best. - Subtle signs of neglect leave a bad impression in a buyer’s mind.
3. Put away room fans or space heaters for showings. – They only send a message that your HVAC system and/or insulation is ineffective.
4. Replace your front door handle and/or lock. - The front door impression sets the tone for the whole showing. A door that is difficult to unlock or open and a peeling, old handle do not bode well for what’s to follow.
5. Have your HVAC system serviced if you don’t already do it annually. - The fresh service sticker tells buyers that you take care of your home. At a minimum, change the filters. Dirty filters = neglect.
6. Have windows professionally washed. - It makes everything in your home look better!
Focusing on the little things will help make your home more attractive to buyers and give it a better chance to sell.
