This article is a follow up to our previous post : tips that won't cost you any money.

To begin, why Staging?  A Staged home will look better than the competition and therefore sell faster and/or for more money.  As an Accredited Staging Professional and an experienced Realtor, I've witnessed the power of Staging.  Even on the most limited of budgets, changes can be made to have a huge impact.   Here I share five easy tips for under $100 each that will help your home make a better impression and yield better results on the market.

1.  Paint- also known as "money in a can."  Too often buyers can't see past color that is strong, out of style, or has seen better days.  One of the goals of successful Staging is to appeal to all tastes - so go soft and neutral (but stay away from white which is too stark).  Remember when choosing colors, stay true to the style of the home.  This is one area that I strongly suggest consulting a professional Stager - you don't want to paint twice!.

2.  Make small repairs.  It will help give the overall impression of a well maintained home.  These things will come up during the home inspection anyway.  It is easier and less expensive to make these repairs before they become an objection.  Every little problem buyers see reduces how much they will offer!

3. Add warmth and personality to the bathroom. Purchase fluffy, neutral towels for the bathrooms.  Put them out for showings.

The best part of this small expense is that you can take these with you and use them when you move. This will help (especially in the Master Bath) evoke a pampered, spa-like atmosphere, which buyers adore!

4.  Make sure all lights are operating properly.  Replace all light bulbs with the highest wattage they can take.  I particularly like "Reveal" bulbs which give off a bright, natural light

5.  Spruce up landscaping.  Keep beds edged and weeded.  Plant low-maintenance flowers that will give your curb appeal a boost.  Remember, you never have a second chance to make that first impression.

Given today's tough market conditions, sellers need to do everything they can to make sure their home is well received by buyers. Hopefully, these tips will help you prepare your home for the market and lead to a successful sale.

Selling a vacant home presents a tremendous challenge in any market, especially in today's current real estate climate. The following is a list of 7 reasons why a seller should highly consider staging their vacant home. This list is followed by some before and after photos of staged vacant homes. All of these homes sold in less than 45 days after being staged.

1.     Vacant homes lack warmth- Buyers are emotionally turned off by empty homes as they cannot  envision themselves living there.

2.     Buyers lack vision - A vacant home makes it difficult for a buyer to visualize where things like a big screen TV and couch are supposed to go. 

3.     Empty spaces have no visual appeal - Furniture can often make a dated space look more stylish and current.

4.     Rooms look SMALLER without furniture - More perceived square footage = higher price.

5.     Vacant homes send a negative message - When a buyer enters a vacant home, they may think the seller is desperate to sell. This will lead to lower offers.

6.     Vacant homes shout "neglect" - Staging can help give the home a "lived-in feel", sending a message that someone is taking care of the home.

7.     Vacant homes take longer to sell.

 THESE WILL COST YOU NOTHING, BUT WILL SELL YOUR HOME QUICKER AND FOR MORE MONEY!

 

Your home is like a product on a shelf in a store.  Buyers will compare all the products that meet their criteria in the same price range and pick the nicest one.  My job as a Stager (and Realtor) is to make sure that my clients' homes are not only priced right, but show the best.  I believe that this can be done with a very small budget. 

Here are five of the many Staging tips in my arsenal that increase the value of your home by making it show better. Best of all, they won't cost you any money!

1.  CLEAN, CLEAN, CLEAN!  Inside and out - and don't forget the windows.  Bathrooms should shine!  It's hard for a buyer to imagine themselves using a bathroom with someone else's grime in there. 

2. Clear off refrigerator.  So simple, but it makes a big difference.  In general, your "stuff" distracts buyers from the house itself and makes rooms feel cluttered.

3.  Clean and organize closets - overstuffed & messy closets make buyers think there isn't enough closet space.  Pack away out of season clothes and they will be ready to go when you move. 

4.  Remove scatter rugs and bath mats for showings.  They only make rooms look smaller by visually breaking up the space.  Remember, more perceived space = more money! 

5.  Have a showings plan.  It is difficult to keep a home "show ready" at all times.  Create a plan to get the home ready to show in 10 minutes.  Example -  For the bathroom, buy 2 baskets- one for the shower and one for the countertop products you use regularly.  When you have a showing, just pop the baskets under the sink or in a linen closet for a quick and easy clean-up!
