Cleveland Ohio Luxury homes marketing report

 

The following is our first quarter market report for Cleveland Ohio luxury homes, specifically the east side suburbs including: Beachwood, Bentleyville, Chagrin Falls, Cleveland Heights, Gates Mills, Hunting Valley, Moreland Hills, Orange, Pepper Pike, Shaker Heights, and Solon.  In this report, we will first list all luxury home sales during the first three months of this year, make a comparison between the first quarter this year to the first quarter of 2010, and finally give our commentary. A luxury home in the Cleveland Ohio market is considered any home that sells for $500,000 or greater.

SUMMARY

While both sales and average sales price of luxury homes here in Cleveland were lower during the first quarter of this year, we are seeing some signs of optimism. There are currently 31 pending transactions, several over $2,000,000. These should transfer within the next 60 days and really make a difference in the overall numbers.

Recently, there have been many published reports regarding the attitude of luxury consumers. Overall, there is a feeling that they are feeling more comfortable now making large purchases compared to a year ago. The reason is mostly the recent gains in the stock market, decrease in unemployment, and a general better outlook for the economy. Here is Cleveland, we saw a 50% increase in luxury car sales during the first quarter of this year, so perhaps the luxury home sector will also see gains as we move forward.

There is still a rather large inventory of luxury homes available. This means that luxury home sellers must price their homes aggressively if they want to sell. From a buyers perspective, it has never been a better time to buy.

SUMMARY

Twinsburg OH real estate sales were down compared to last July, but are still up year-to-date.

Last month, we saw 20 home sales compared with 23 sales in July 2009. The average home price was up from last July, though, and continues to be up for the year.

Twinsburg real estate got off to a quick start during the beginning of the year and has held its own compared to most local suburbs. The tax credit certainly helped increase sales during the first two quarters of the year and the momentum has continued throughout the summer months.

Local buyers are finding Twinsburg to be fairly affordable compared to higher-end suburbs located nearby. The housing is newer and buyers are seeing value. The average sales price continues to be higher than last year, a result of more higher priced homes selling and less distressed properties on the market.

Twinsburg has also received some great publicity lately being named the #1 Suburb by Cleveland Magazine in their most recent issue of "Rating The Suburbs". We anticipate that Twinsburg real estate sales in 2010 will continue to outperform sales from last year, especially as rates continue to remain at near historic lows.

Solon Real Estate: Monthly Marketing Report May 2009

 

May was a decent month for Solon real estate in terms of actual sold homes here, evidence of things picking up during the spring market.

Specifically, 13 homes officially sold last month at an average sales price of $293,639. Last year, 20 homes sold in May for an average of $309,975.

Last month, only a few sales were bank owned homes, which is drastic change from the beginning part of 2009 when a large percentage of sold homes were bank owned. This means that there are less investors and bargain shoppers, and more serious end users looking to buy Solon real estate. The number of bank owned homes on the market has significantly decreased as well.

In addition, 3 of the homes that sold last month were considered luxury homes as they sold for over $500,000. This may be a step in the right direction as the Solon luxury home market as been extremely slow so far this year.

SUMMARY

We are about to end the spring market and enter the summer market in just a few weeks. Although overall sales through the first 5 months of 2009 are lower than last year, there are currently 73 homes currently under contract in Solon. This is a direct result of increased buyer activity during April and May.

Moving forward, the next 45 days should be very busy as many buyers would like to plan their move to coincide with the beginning of the school year in August.  There are many buyers in the marketplace who have seen a lot of homes but just haven't made a final buying decision at this point. However, past history says that many of these buyers will indeed buy soon, once again, to get into their new home prior to school starting.

The Solon luxury home market, which had been somewhat active in 2008, remains slow going into the summer market. Of the 73 homes currently under contract, only 9 of them are considered luxury homes. The $500,000-$650,000 price range still seems to be seen as most attractive to buyers based on market statistics although great deals can be had on homes priced between $650,000-$900,000 as the inventory remains somewhat high with very little buyer activity.

Overall, there are currently 169 single family homes on the market in Solon, with 57 being listed over $500,000.

Also, inventory in known to increase right after the school year ends as some sellers who have their youngest child graduating from high school are known to put their homes on the market after graduation.
