The year is now half over, giving us plenty of data to determine an accurate state of the real estate market here in Beachwood OH. We will first give a list of all homes that sold in Beachwood last month, and then show a monthly and year-to-date comparison to 2009.

COMMENTARY:

While last month wasn't as good as June 2009, year-to-date figures suggest that this year is fairly even to last year in terms of actual number of sales. The good news is that the average sales price is slightly higher this year compared to last year. In addition, although not indicated above, the average market time to sell a home in Beachwood so far this year is 100 days compared to 137 days in 2009.

What does this mean? While we anticipated home sales to surge throughout the area in general due to the home buyer tax credit, which expired on June 30th, Beachwood was not an area greatly affected.  This is most likely due to the fact that first time buyers, who were the ones most likely taking advantage of the tax credit, were not as likely to buy in Beachwood. The first-time buyers were more likely buying in nearby inner-ring suburbs, where home prices are more affordable. 

While it appears the market has stabilized, we don't anticipate seeing sales numbers that we saw during the boom years of 2003-2007 perhaps ever again. The expectations of home buyers and sellers in Beachwood may have to be redefined.

While interest rates are near historic lows, the economy is not totally recovered from the recession. Some economists believe we are still in recovery mode while others see rougher times ahead. In the end, the economy affects major buying decisions, such as housing, and until we see more signs of long-term growth, especially in the unemployment figures, the local housing market will continue to move along slowly.

Here is a summary of homes that sold in Beachwood during the month of April, 2010 and a comparison to April 2009. We also included year to date figures through the first 4 months of the year for both 2010 and last year as well.

Commentary: 

The Beachwood OH home statistics look very similar this year compared to 2009. In terms of home sales, we are close to last year's figures. However, the average price of a home in Beachwood is higher so far this year compared to the same time period during 2009. It will be interesting to see if this trend continues, but the lack of bank owned homes in Beachwood could certainly help increase this figure compared to last year.

The real indication of market activity is the number of homes that are under contract. There are currently 30 homes under contract in Beachood, which is a very high number for a smaller community like Beachwood. Many of these homes sold during the last 30 days, and 7 sold during the last week of April, a direct result of buyers wanting to take advantage of the home buyers tax credit.

We anticipate the number of sales to be above normal over the next 2 months with mid-year numbers to be ahead of where they were during the same time period in 2009. We do anticipate a slower May with the expiration of the tax credit decreasing demand, but summer months, which are typically the busiest of the year, should still be good. Interest rates are still low and demand for Beachwood Oh real estate remains solid thanks in part to an excellent rated school system, solid tax base, and an active business community.

Overall, Beachwood has a lot to offer its residents including great location, with easy access to I271, superb amenities, and some of the best shopping in all of Ohio. Beachwood continues to be a very desirable community in which to work and live.

Wow, what a year for the Beachwood real estate market. Here is our official 2009 Beachwood Real Estate year in review complete with a comparison to 2008.

Commentary: 

By looking at these Beachwood home statistics, you would never believe that we were in a recession last year. Overall sales were up almost 25% from 2008. Additionally, the average sales price also increased from 2008 as well, the first such increase since 2005.

In addition, the amount of Beachwood luxury homes that sold also significantly increased in 2009. Overall, if there was an official bottom of the housing market in Beachwood, it is well behind us at this point.

With a solid tax base, excellent rated schools, and an active Chamber of Commerce, Beachwood real estate is usually in demand. Beachwood offers its residents great location with easy access to I271, superb amenities, and access to some of the best shopping in all of Ohio. Beachwood continues to be a very desirable community in which to work and live.

Beachwood, known for it's highly rated school district, great location, and excellent amenities, has just received another distinction: the top recycling community in Cuyahoga County.

Recently, Beachwood received the highly coveted "trash Oscar" for being the area's top recycling community. In fact, Beachwood residents recycled almost 69% of their trash according to the Cuyahoga County Solid Waste District.

More important than just receiving an award, this distinction means that Beachwood is seeing its residence actively participate in recycling, making it a desirable area for those looking to buy real estate in a green community. Making the city "greener" also helps reducing costs, which is a great benefit to Beachwood home owners.

Beachwood's recycling efforts has been aided by a recently built composting facility that can be seen while driving down Shaker Blvd. This has made a big difference in the amount of waste that ends up going to landfills. MARKET SUMMARY

Last month's Beachwood home statistics look similar to those from November of 2008.

Overall, there were 6 homes that sold last month at an average price of $186,500. Last year saw only 5 homes sell in November at an average price of $162,00. The homes that sold last month were all lower than the average sales price of a home in Beachwood, which leads us to believe that bargain shoppers are looking at the lower price points, which is common during winter months.

Year to date figures show the average sales price to be $263,524, up from $252,264 last year. In addition, more homes have sold so far this year compared to all of last year, 81 to 68. Overall, 2009 will be a better year for Beachwood real estate than 2008, which is a good sign.

Also, luxury homes in Beachwood have seen more sales in 2009 as well. This year we have had 9 sales of $500,000 or higher compared to just 1 in all of 2008.

While the number of sales is typically small in Beachwood as it is a small city with fairly limited housing inventory, it is a positive sign that more homes have sold and at a higher average price in 2009 compared to last year.

With a solid tax base, excellent rated schools, and an active Chamber of Commerce, Beachwood real estate is usually in demand. Beachwood offers its residents great location with easy access to I271, superb amenities, and access to some of the best shopping in all of Ohio. The large depreciation seen in other areas has not hit Beachwood, according to our Beachwood home statistics.

MARKET SUMMARY

Last month's Beachwood home statistics look much better than those from October 2008.

Overall, we had 9 homes sell last month compared to only 7 sales in October 2008. The average sales price last month of $295,944 was also higher than in 2008, which was $174,857.

Year to date figures also indicate that 2009 is going to be better statistically than 2008.  So far this year, we have had 93 sales in Beachwood at an average price of $261,557. Last year at this time, we has 83 home sales at an average price of $257,288.

While the number of sales don't seem to be a lot, Beachwood is a fairly small city with a limited housing stock. Usually, there are no more than 40-60 homes on the market in Beachwood at any given time. With a solid tax base, excellent rated schools, and an active Chamber of Commerce, Beachwood real estate is usually in demand. Beachwood offers its residents great location with easy access to I271, superb amenities, and access to some of the best shopping in all of Ohio. The large depreciation seen in other areas has not hit Beachwood, according to our Beachwood home statistics.

With 22 homes currently under contract, 2009 should end up being statistically better than last year, a good sign for the local Beachwood real estate market

MARKET ANALYSIS AND SUMMARY

The Beachwood real estate market is holding its own in 2009. Despite negative market conditions throughout the country and in many areas in Northeast Ohio, the third quarter and year to date Beachwood home statistics look fairly decent.

Overall, we had 25 single family homes sell during the third quarter in 2009 compared to 24 home sales during the same period in 2008. The average sales price was also higher this year, $295,466 compared to $287,131 in 2008.  Adding in condos, which are somewhat prevalent in Beachwood, the numbers are still similar. There were total sales of 33 during the third quarter this year compared to 35 during the third quarter last year. The average sales price was still higher in 2009, $280,126 to $274,090 last year.

Year to date figures are similar as well. So far, Beachwood has had a total of 85 home sales at an average price of $254,851. Through three quarters of 2008, we saw 76 home sales at an average price of $264,881.

With a solid tax base, excellent rated schools, an active Chamber of Commerce, and limited housing stock, Beachwood real estate is usually in demand. The Beachwood community offers ideal location with easy access to I271, great amenities, and a moderately priced housing stock. The large depreciation seen in other areas has not hit Beachwood, according to our Beachwood home statistics.

With 20 homes currently under contract, many due to transfer before the end of the year, sales figures in 2009 should end up higher than the previous year. For someone looking to buy or sell real estate in Beachwood, there should be peace of mind knowing that the Beachwood home statistics are solid.

Beachwood Ohio Relocation: Children's Activities - Great Area Accessible Playground

While the greater Cleveland area has a ton of playgrounds, there is one that is unlike any other in Northeast Ohio and is worthy of a visit. It is called Preston's H.O.P.E. and is located in Beachwood, Ohio.

The idea of this very special playground came from a family who had a little boy named Preston who had Spinal Muscular Atrophy. He had a dream to be able to play in a park that allowed children with and without disabilities to interact with each other.  After many years, millions of dollars in donations, and the generous support of the local community, Preston's H.O.P.E. ( which stands for Helping Others Play and Enjoy ) became a reality. A special thank you is in order to the Mandel Jewish Community Center as they donated the land and also operate the playground as well.

This unique playground has accessible structures that are safe and secure for children using special equipment such as a wheelchair or crutches and allows children with and without disabilities to play with each other. With over 60,000 children in Northeast Ohio having some type of disability, Preston's H.O.P.E. draws people from all over the area.

 The playground is open to children of all ages and is free. There is standard playground equipment here such as a sandbox, swings, and slides, and also special areas such as Imagination Village, an area of make-believe houses.  The 60,000 square foot playground is well-designed and offers benches and a picnic area. The pavilion area does not allow grilling.

 

 

Preston's H.O.P.E. is open year round, although the restrooms ( there are accessible restrooms ) are only open from April - November.

Make a point to visit this amazing playground and give your child a very special experience.

Beachwood Ohio Schools: Beachwood Makes Newsweek Top Schools List

Already known as one of the top rated public schools in the area, Beachwood received yBeachwood High School ranked by Newsweeket another accolade for making Newsweek's list of top-rated schools in the entire US.

 

Officially, Beachwood was ranked 415 on the list of 1500 top high schools in America.

The formula used by Newsweek to rank the schools was created by Jay Mathews. It consists of AP, International Baccalaureate and Cambridge courses taken by all students at a school and dividing by the total number of graduating seniors. Beachwood Principal Robert Hardis was interviewed for an article that appeared in the Cleveland Plain Dealer regarding the list and the importance of students participating and doing well on the AP test.

The Beachwood school system is a great source of pride for the local community and is a big draw for those relocating to the Cleveland Ohio area. The community of Beachwood is consistently ranked among Cleveland Magazine's top suburbs to live in, and the strength of the schools is certainly one of the factors making Beachwood such a desirable place to live.

Beachwood Ohio Real Estate: Monthly Marketing Report April 2009

April was a somewhat slow month in the Beachwood real estate market in terms of actual sales. Specifically, 5 homes officially sold last month compared to 9 sales in April of 2008. However, there were 12 homes that went under contract in April, which is a great sign of increased buyer activity.

Here is an unofficial list of all homes that that SOLD in April 2009 here in Beachwood.

SUMMARY

The spring market is in full force. Buyers are seriously looking and ready to commit when finding the right home. There are currently only 41 single-family homes on the market here in Beachwood, 3 of them coming on the market within the last few days.

With the stock market having a great month in April and economic indicators signifying a possible end in sight for the recession, there seems to be a little bit of renewed confidence with home buyers. In addition, the $8000 first-time buyer tax credit should help sales as well, especially in the lower-end price points.

As summer approaches, look for more sellers to put their home on the market. In addition, more buyers are likely to make a buying decision between now and July 15th, as many would like to move into their new home by the end of August, just in time for the start of the school year.
