SUMMARY

Homes sales and the average sales price were down during the first quarter of this year. In terms of sales, last year saw a surge of activity due to the home buyer tax credit. So, we anticipate sales to be lower at least through the first half of this year compared to 2010. While the average sales price did go down compared to last year, we believe it is a little too early to determine if this is a trend that will continue throughout the year.

When looking at home values in Twinsburg, the above statistics cannot be used to make a blanket statement on every home in the market. There are certainly neighborhoods and price points that are deemed more desirable by local home buyers, and these areas will often hold their value even if overall statistics show a slight downward trend.

Here is our official 2010 year in review for Twinsburg Oh real estate, complete with a comparison to 2009. We will provide commentary after giving statistics on the Twinsburg Ohio housing market.

Commentary

We saw less home sales this year in Twinsburg, but the average price increased. We attribute that to less distressed sales, especially in the under $100,000 price point.

While many of the area's older suburbs such as Pepper Pike saw an increase in sales and purchase price, cities with newer housing such as Twinsburg and Solon saw a decrease in sales.

There is no way to tell why this may be, but one theory states that there are more people under water on their mortgages in areas like Twinsburg, thus they are not able to price their homes to sell. The last 10 years saw a large amount of sales in newer subdivisions such as Ethan's Green, and many buyers put very little money down during the years when low down payment loans were the norm. Consequently, a lot of the folks now looking to sell have little or no equity, making sales more difficult.

Moving forward, we anticipate sales and average sales price to remain flat for a while here in Twinsburg until the local economy improves. However, with rates remaining low, it still remains a favorable time to buy, especially those that are moving up to a larger home.

SUMMARY

Over the past few months, we have noticed the number of sales start to decrease compared to last year. The good news is that the average sales price last month was higher than it was last year at this time.

Home values in Twinsburg are showing some signs of life. However, the trend compared to 2009 of less sales and higher values is a little concerning, especially given that interest rates remain relatively low. We feel that the home buyer tax credit caused more sales to happen during the beginning part of the year, and that may be why we are seeing less sales during the fourth quarter.

Regardless of what is going on in the market, there are always going to be neighborhoods and price points that do better than others. If you are looking to find out the value of your Twinsburg home, talking to an experienced local agent is highly recommended.

Moving forward, the winter months are typically the slowest times of the year. However, this is also the time that bargain hunters come out. Their feeling is that great deals are to be had, especially on vacant homes where a seller may be tired of the carrying costs and thus more motivated to sell.

SUMMARY

Homes sales and the average sales price were down last month compared to last October. While we don't yet see a trend, last month did see quite a few sales of lower priced homes. Overall, the average price of a home in Twinsburg is higher this year than in 2009.

When looking at home values in Twinsburg, the above statistics cannot be used to make a blanket statement on the overall market. We cannot simply say that based on the average price being higher than last year, Twinsburg is seeing an increase of 5%+ in values. 

There are certainly neighborhoods and price points that are deemed more desireable by local home buyers, and these areas tend to hold their value better than others. However, the higher average home price could very well be a result of less lower priced bank owned homes being sold this year.

Moving forward, we are heading into the holiday season, and sales typically do taper off at this point, so we don't anticipate seeing the market make any significant moves until the spring.

SUMMARY

While total number of sales are down, the average sales price is up from last year. We saw a ton of activity during the first half of the year in Twinsburg, but the third quarter was relatively slow in terms of sales.

When looking at home values in Twinsburg, it is important to understand that real estate is local. National real estate statistics are fine to look at in order to see the big picture of the U.S. market, but they are not helpful when it comes to figuring out one's home value locally.

Based on the above statistics, it is fair to say that home prices have at least stabilized. It is too early to tell if home values are increasing. Some experts believe home values in Twinsburgare going up, while others feel that the fewer number of distressed sales have only stabilized the market, but it is not really increasing.

Determining the value of a specific home is much more difficult than just looking at overall statistics, as every home is unique. If you want to know the value of a specific home in Twinsburg OH, it is best to contact a local real estate expert, someone who knows the inventory inside and out. 

Overall, Twinsburg has been very popular lately, having been named the #1 Suburb by Cleveland Magazine in their most recent issue of "Rating The Suburbs". Local buyers and those relocating to the area are finding Twinsburg to be fairly affordable compared to higher-end suburbs located nearby.

SUMMARY

Real estate sales in Twinsburg OH were down last month compared to the same period of time in 2009. However, average sales price was higher than in 2009.

Specifically, we saw 15 home sales last month compared to 25 in August 2009. Here is a comparison from last August as well as updated year-to-date figures.

Things have cooled off a little bit since the home buyer tax credit expired at the end of June. Twinsburg real estate got off to a quick start during the first two quarters of the year but the entire local real estate market has slowed considerably since then. Until last month, we have been up in total sales and average sales price compared to 2009. However, the average sales price of a home in Twinsburg has increased since last year, which we view as a positive sign.

Local buyers and those relocating to the area are finding Twinsburg to be fairly affordable compared to higher-end suburbs located nearby. The fact that Twinsburg was named the #1 Suburb by Cleveland Magazine in their most recent issue of "Rating The Suburbs" has put a spotlight on this great community and may lead to increased home sales.

We anticipate that Twinsburg real estate will continue to do better this year in terms of average sales price, compared to last year. The actual number of sale may continue to lag behind though. The fall typically sees new inventory come on the market, especially right after Labor Day. So, continued low rates and new inventory may result in increased sales, especially among move-up buyers.

Cleveland Magazine recently named Twinsburg the #1 suburb in Greater Cleveland for 2010.  If you are going to visit - or even move there, you need to know where to eat!  Here are a few of our favorite Twinsburg area restaurants.

 

Beijing Garden

Chef Shawn Chen's great cooking has made this spot so popular, that they have recently expanded.  By far this is my favorite Chinese restaurant in the area.  They have a great variety of vegetarian choices, but the whole menu is simply delicious.  My favorite dish is the simple, but perfect Shrimp with Broccoli.   They do offer carry out - but bring the whole family and enjoy the fun lazy susan tables in the new dining room.  Oh - and NO MSG is ever added to the food!  7995 Darrow Rd., Twinsburg

 

D'Angelos Ristorante   Right in the same shopping center you will find this Italian gem.  Family owned and operated, D'Angelos  offers high quality classic Italian fare as well as low fat and vegetarian options.  As a New Jersey native, I am rarely wowed by local Italian restaurants - but this is the real deal.  On a weekend - reservations are highly recommended.  7995 Darrow Rd., Twinsburg

 

Blue Canyon Kitchen & Tavern

Probably one of Greater Cleveland's most beautiful restaurants.  Enter and be whisked away on vacation to the great American West in this grand lodge.  Chef Brandt Evans prepares wonderful creative American cuisine to please any palette.  While I love the warmth of the fire during the cold winter months, Blue Canyon also has an amazing outdoor patio that let's you get away from it all while dining right in the heart of Twinsburg.  8960 Wilcox Dr., Twinsburg

Twinsburg OH real estate sales were down compared to last July, but are still up year-to-date.

Last month, we saw 20 home sales compared with 23 sales in July 2009. The average home price was up from last July, though, and continues to be up for the year.

Twinsburg real estate got off to a quick start during the beginning of the year and has held its own compared to most local suburbs. The tax credit certainly helped increase sales during the first two quarters of the year and the momentum has continued throughout the summer months.

Local buyers are finding Twinsburg to be fairly affordable compared to higher-end suburbs located nearby. The housing is newer and buyers are seeing value. The average sales price continues to be higher than last year, a result of more higher priced homes selling and less distressed properties on the market.

Twinsburg has also received some great publicity lately being named the #1 Suburb by Cleveland Magazine in their most recent issue of "Rating The Suburbs". We anticipate that Twinsburg real estate sales in 2010 will continue to outperform sales from last year, especially as rates continue to remain at near historic lows.

Overall, we saw 25 home sales last month, up from 22 last year. The average price of a home in Twinsburg is up from 2009 as well.

Twinsburg real estate has had a very good first half of the year. We believe that the local real estate market has really benefited from the home buyer tax credit. The fact that a majority of home sales over the last 60 days have been moderately priced homes, those typically attractive to those taking advantage of the credit, backs up our belief.

While the rise in sales this year compared to 2009 isn't overwhelming, the increase in average sales price is definitely a good sign. We are seeing less low-end bank owned homes sell here in Twinsburg, which has had a positive affect on the overall sales prices. We also have 39 homes currently under contract, indicating that the summer months could continue to do well.

We anticipate that Twinsburg real estatesales in 2010 will continue to outperform sales from last year. Low interest rates and a good supply of affordable homes continue to make Twinsburg very appealing to local buyers.

The sales of Twinsburg OH real estate are ahead of last years numbers and things should continue to be good through June 30th, the day the home buyer tax credit ends.

Overall, there were 13 homes that sold in Twinsburg last month. Here are how things compared last month to May 2009. We have also included year to date figures.

Twinsburg real estate greatly benefited from the home buyer tax credit as evidenced by the 41 homes that are currently under contract. We anticipate next months' report, our semi-annual market report, to show in increase in both the number of sales and average sales price in Twinsburg compared to 2009.

The real question is what happens during the second half of 2010? While most experts agree that the tax credit helped fuel sales in many areas of the country, especially those with affordable housing, like Twinsburg, whether the market can sustain the increase demand in housing is debatable.

The summer season, which is typically the busiest season of the year, could help continue the momentum created by the tax credit. In addition, low interest rates and a slowly improving economy are helping people feel more comfortable with the thought of buying or selling a home.

Regardless of what happens over the next few months, a nice home that is competitively priced will stand out from the competition and be viewed as more attractive to buyers. Outdated homes that are overpriced will continue to sit and be passed by.
