SUMMARY

Twinsburg OH real estate sales are up both for the month, and year-to-date.

Overall, we saw 25 home sales last month, up from 22 last year. The average price of a home in Twinsburg is up from 2009 as well.

Twinsburg real estate has had a very good first half of the year. We believe that the local real estate market has really benefited from the home buyer tax credit. The fact that a majority of home sales over the last 60 days have been moderately priced homes, those typically attractive to those taking advantage of the credit, backs up our belief.

While the rise in sales this year compared to 2009 isn't overwhelming, the increase in average sales price is definitely a good sign. We are seeing less low-end bank owned homes sell here in Twinsburg, which has had a positive affect on the overall sales prices. We also have 39 homes currently under contract, indicating that the summer months could continue to do well.

We anticipate that Twinsburg real estatesales in 2010 will continue to outperform sales from last year. Low interest rates and a good supply of affordable homes continue to make Twinsburg very appealing to local buyers.

SUMMARY

The sales of Twinsburg OH real estate are ahead of last years numbers and things should continue to be good through June 30th, the day the home buyer tax credit ends.

Overall, there were 13 homes that sold in Twinsburg last month. Here are how things compared last month to May 2009. We have also included year to date figures.

Twinsburg real estate greatly benefited from the home buyer tax credit as evidenced by the 41 homes that are currently under contract. We anticipate next months' report, our semi-annual market report, to show in increase in both the number of sales and average sales price in Twinsburg compared to 2009.

The real question is what happens during the second half of 2010? While most experts agree that the tax credit helped fuel sales in many areas of the country, especially those with affordable housing, like Twinsburg, whether the market can sustain the increase demand in housing is debatable.

The summer season, which is typically the busiest season of the year, could help continue the momentum created by the tax credit. In addition, low interest rates and a slowly improving economy are helping people feel more comfortable with the thought of buying or selling a home.

Regardless of what happens over the next few months, a nice home that is competitively priced will stand out from the competition and be viewed as more attractive to buyers. Outdated homes that are overpriced will continue to sit and be passed by.

SUMMARY

The sales of Twinsburg OH real estate are picking up and the numbers will continue to be good at least through June as the home buyer tax credit increased demand.

Overall, there were 19 homes that sold in Twinsburg last month. Here are how things compared last month to April 2009:

A true indication of market activity is the number of homes that are under contract. Right now, there are a whopping 48 homes under contract in Twinsburg, many a result of buyers looking to take advantage of the tax credit. Many of these homes will be officially transferring over the next 60 days, making second quarter figures very good in terms of number of sales.

As we move forward, we predict that May will see a significant decrease in buyer demand. However, the summer months, which are often the most active, should still see average activity as rates are still very low and many buyers who didn't qualify for the tax credit will still be looking to make a move. Things could also be beneficial for home sellers right now as the inventory of homes has been somewhat depleted by the rush of buyers trying to buy before April 30th.

SUMMARY

With only 8 sales in February, there were 15 sales in March, an indication that things are picking up.

Regarding the first quarter of 2010, here are how things compared to 2009:

Moving forward, we predict that sales for 2010 will surpass the figures for 2009. The above figures merely compare first quarters, which are typically the slowest times of the year and reflect winter activity, but are not an accurate indication of the current market. A true market snapshot is better reflected by the fact that there are 44 homes currently under contract, a huge number for this early in the year.

The Twinsburg real estate market is extremely active right now, most likely a result of the home buyer tax credit which ends on April 30th. We are seeing numerous buyers bidding on the same home ( multiple offer situations ) which is an indication of increasing demand for homes in Twinsburg.

While we will most likely see a slowdown after the tax credit expires, low interest rates and improving economic indicators should help the real estate market this year.

SUMMARY

While there were only 8 sales last month, the market is definitely picking up. January and February sales are an indication of market activity for November and December, which is typically the slowest time of the year. Current activity is best reflected by the number of homes currently under contract, which is 27. Furthermore, of these homes, 6 are priced over $200,000 and 4 over $300,000, so all price points are seeing activity at this point.

Moving forward, the home buyer tax credit ends on April 30th, and with the weather getting warmer, buyers will be out in droves over the next 6 weeks. We personally are working with many people looking to buy a home in Twinsburg and have noticed a surge in activity over the last several weeks.

Here is our official 2009 Twinsburg Real Estate year in review. We have added statistics from 2008, so that you can see how we did compared to the previous year.  A summary will be provided with commentary about the 2009 year in real estate and our thoughts moving forward to 2010.

SUMMARY

Actual sales of Twinsburg real estate in 2009 were very similar to those of 2008.

While the general real estate market in the Cleveland area has been extremely slow compared to other areas of the country, Twinsburg has responded fairly well despite a sluggish economy. It is impossible to tell when the actual bottom of the market occurs until it has already passed, but it appears we are close based on the numbers.

The main difference in average sales price from 2009 to 2008 can be attributed to sellers having to accept less for their home than anticipated. While there were a similar number of homes that sold in the higher and lower priced points, 2009 saw more sales in the $100,000-$199,999 price point than in 2008.

To put in bluntly, selling a home is a beauty contest and a price war. Nice homes that are priced well will sell, and homes that are dated and need work are being punished in terms of price. The law of supply and demand still favor the buyers at this point, although there are a few price points in the Twinsburg real esate market that are more balanced.

So far this year, we have already had 13 sales and another 25 homes are under contract. The home buyer tax credit should help stimulate the market over the next 90 days. Those considering selling their home in Twinsburg should highly considering taking advantage of the temporary influx of buyers and put their home on the market as soon as possible.
